How to Sell Your Ugly House or Home That Needs TLC?

how to sell your ugly house or home that needs tlc

Selling a house that isn’t in the best shape is not the easiest task. Buyers are usually on the lookout for homes that are in pristine condition—one that requires little to no remodeling or innovation, so selling your ugly house could be tough.

However, companies that advertise themselves, stating that “we buy ugly houses in Kansas City,” for instance, make it easier for homeowners who do not have the financial capability to fix up their ugly houses to sell them as-is.

But before selling your less-than-perfect house, you must know quite a few things. These tips will help you sell your home quickly and more conveniently, regardless of what house-buying company or agent you use.

Understand the Market for Distressed Properties

Making informed decisions always leads to successful sales in the real estate industry. If you’re looking to sell your ugly home, you first need to see what the housing market for this type of property is like—flippers have their seasons.

Before you put your ugly home for sale, do some research in your local market to help you know what the housing trend is like. You could also speak to real estate agents who specialize in selling properties like this. These agents will help you recommend investors and flippers who are actively seeking distressed properties.

Be Optimistic

Buyers have a wealth of options and the thought of this can make you very pessimistic about the possibility of selling your home quickly. However, home buyers are always looking for the best financial deals. Buying your “ugly” house might just be what they need to kick off their intended remodeling project.

So, never say never. The right buyer will see the prospect of your less-than-perfect home and fix it up to their taste. For some, it may be their best investment yet. As long as your home is still standing firm and you’re honest about its condition, you can still sell it.

Do a Little Touch-Up

You need to put the house in the best condition possible. Home buyers want to know that the house was properly taken care of before it reached obsolescence.

So, before you list it, ensure that it’s fully functional. Fix lights, fittings and fixtures, the roof, and every other area that needs repair. It sends a message that the house wasn’t neglected and added value to it.

Accentuate the Best Features

Even though your house isn’t in the best shape, you need to present it as more attractive to convince potential buyers. Highlight the best features of your ugly home to attract buyers.

Highlight potentials such as its proximity to major areas, spacious rooms, large windows for natural light, flexible spaces, and many more. These features could be the major selling point for your ugly home, so don’t downplay them. Include them when you list the house.

Be Realistic with the Sales Price

Less-than-perfect homes do not have as much value as new or modern homes. You can’t expect to sell them within the price range of these properties. Buyers still have to invest more funds into upgrading and remodeling. So, you need to be more realistic when setting the price for your home that needs TLC.

If you overprice, it’ll sit in the market for a longer period, further diminishing its perceived value. To set a fair, more realistic price, speak to an agent. They will determine the best price for your ugly home based on comparable properties in your area.

Conclusion

Homes that need TLC are not impossible to sell. You only need the right information or a credible house-buying company to sell them off quickly. To get the required information needed to sell your ugly home, speak to your local agent or do your own research.
